By [http://ezinearticles.com/?expert=Philip_Mould]Philip Mould First time buyers are all those individuals who are buying homes for the first time and hence dont have any prior experience in the abode purchase. They often fall into the trap of cunning and biased lenders who take good advantage of their innocence. Hence, first time buyers should do their homework properly before looking for houses. Buying home is an expensive affair when your monthly income is not so impressive. Being a first time buyer, things become even more bewildering for you to decide about various aspects related with the purchase of the house. There are countless lenders who offer reasonable interest rates to the first time buyers. Hence, you can make good use of this opportunity and easily bargain for the best suitable mortgage rate for you. A first time buyer should search for the lowest mortgage rates by surfing all the mortgage sites. With first time buyer mortgage you enjoy certain benefits such as low interest rate, small monthly instalments and long repayment period. You are also given flexibility in monthly instalments and can fix them as per your repayment capacity. In addition to this, you pay a small down payment right at the beginning of the purchase and rest of the amount is paid by the lender. However, the ugly part that a first time buyer has to go through is losing the house he has bought, if he fails in repaying the [http://www.adverse-credit-first-time-buyer.co.uk/First-time-buyer.htmltarget=_blank]loan. 4 Sure Fire Ways To Immediately Boost Your Success In The Mba Group Discussion/ Personal Interview

Tuesday, October 30th, 2007

By Priyanka T Having cleared the written test for B- Schools such as IIMs, XLRI, IIFT, FMS- Delhi, it is important that you have a proper strategy ready for the Group Discussion and Personal Interview. Adequate knowledge of the economy and refining your communication skills are important at this stage. Here are 4 surefire ways to boost your communication skills (1) Organized viewpoints: As soon as the topic is given to you, think of three keywords that you can think which relate to the topic. For example if the topic is India in 2020, you can build your viewpoints around Jobs, FDI, Infrastructure (2) Visualisation: Retention of the Group Discussion panel peaks after 15 seconds of your statements. So try to create mental visualizations. So start by saying-Imagine Mumbai connected with a 4 lane flyover and smooth traffic. Visualizations remain in the mind of the panel long after you have spoken. (3) Use data: You should definitely use data around one of your keywords. After all you are going to become an MBA and should become comfortable with numbers. However dont overuse your knowledge of facts and figures- or else you come across as a show off (4) Listening: Its not only your own viewpoint that matters but also how you integrate the viewpoints of others into your statement. Coming across as a team player will give you a higher grade as compared to someone who made good viewpoints but did not take into account what others said. Keeping these 4 surefire ways for a successful Group Discussion in mind also for the Personal Interview. The same factors apply when being asked about your future goals and ambitions. Always remember to be properly updated about the economy as YOU WILL DEFINITELY be questioned about some aspect of the economy and your views of the same. Removing Conflicts of Interest in Hospital Peer Reviews

Monday, October 29th, 2007

By [http://ezinearticles.com/?expert=Skip_Freedman] Skip Freedman In terms of satisfactory outcomes, its widely known that medical peer review inside hospitals and medical groups is at best complex and at worst conflictive. Internal hospital peer review is an inherently broken system that often leads to conflicts of interest among the doctors working there. As a result, internal hospital peer reviews often arent completedor worse, swept under the rug. Part of the problem is that most hospitals dont have the depth of specialist medical knowledge to conduct effective peer reviews. Often, the doctors on a peer review panel have conflicts of interest because of colleague relationships. For example, they may be friends with another physician; or, they may compete economically; or, they could even be involved in a nonmedical legal action with another doctor, like a custody or property lawsuit. Given these conditions, it can be difficult for hospital colleagues to make decisions based solely on the medical facts involved in the case without invoking their personal situations or opinions. This makes conflict of interest one of the most difficult issues to overcome when conducting peer reviews among colleagues working together in a hospital. Most risk and quality managers in hospitals understand this issue and an increasing number of them are turning to independent review organizations (IROs) to gain unbiased hospital peer reviews and establish a best management practice. Outsourcing to a third-party IRO immediately removes any conflict of interest for a hospital and speeds up case resolution. A good reputable independent review organization can offer a panel of specialists in all specialty and sub-specialty areas, as well as a group of actively practicing, board-certified and licensed doctors. The IRO can quickly match a specific peer review case with a specialty or sub-specialty from its panel and assure the hospital that the specialist conducting the case review does not have conflict of interest. Often IRO physician panels have specialists from around the country so its easy to select one from a different state where there is little possibility of a conflict. In addition, all cases are handled anonymously. As a result, a peer specialist on an IRO panel is able to preserve anonymity — and a high-level of objectivity — when reviewing a doctors case. Many of the hospitals that initially contact AllMed are in delicate situations. Sometimes they have already been involved in litigation for a bad outcome related to a doctors misdiagnosis or treatment. Hospitals that want to increase their care quality, improve patient safety and manage sentinel events or negative outcomes can do that quickly and efficiently by outsourcing hospital peer reviews to IROs. AllMed has dozens of clients, including hospitals from some of largest medical groups in the United States, that are outsourcing hospital peer reviews as a best practice to remove any possibility of conflict of interest. About AllMed Healthcare Management Founded in 1995, AllMed is a URAC-accredited Independent Review Organization (IRO) serving insurance payers, providers, TPAs and claims managers nationwide. How to Choose a Pond or Fountain Light

Saturday, October 27th, 2007

By Mike Guista Choosing a Pond or Fountain Light: LED or Halogen? Basically, there are two kinds of lights available for ponds, halogen lights (which have been around for quite a while), and LED, which are more recent developments. Here are some differences between the two. Note that here we are addressing 12volt systems only. Some advantages of LED: Focused light Solidly built and hard to break, durable Last twice as long as best fluorescent bulbs and 20 times longer than incandescent bulbs LEDs also are more efficient per watt, produce greater lumens per watt than incandescents or halogen bulbs. LEDs can be built in a number of colors so do not require a filter, which greatly reduces efficiency of light. Finally, LEDs run cooler and are less likely to warm the pond or for their seals to get damaged because of the cooler running temperatures. Some Disadvantages: LED lights are still quite expensive and it is taking a while for the price to drop. Also, it is difficult to find an LED system that produces high wattage. Fountain Tech produces the highest pond light wattage we know of at 8 watts per light fixture. And a total of 130 separate LEDs are used in the fixture to do this! Halogen: Some Advantages These are good lights, not as durable as LEDs but pretty durable all in all. The most common sizes are 10 watt, 20 watt, 35 and 50, though you can also find 75 watt lights. You can usually buy lens covers to change the color of the light, though lens filters do reduce the luminosity a great deal. In general, it is more efficient to use colored bulbs. Still, you will find less light from a colored bulb than a clear one. LED is the way to keep luminosity efficient when using colored light. You can find a good selection of both at Cheap Pumps. Some Disadvantages: These light bulbs dont last nearly as long as LEDs, though they still last a long time. They burn quite hot and sometimes the high temperatures burn the O-rings and the fixtures leak. About transformers: Transformers that will be used outside (as almost all will!) really need a 3-prong plug. Beware of the for indoor use only transformer as, in order to find an indoor plug and then run the cable to your fixture outdoors these are often more trouble than the price savings is worth. Find a UL-approved transformer that can be used in or out of doors. Thats our recommendation. Michael Guista is president of Fountain Mountain and has published two books. Studying Four IMA Ethical Standards

Friday, October 26th, 2007

By Jennifer Burns Given the controversy surrounding accounting profession and the recent scandals in the industry such as Enron, it is of vital importance to understand the role of ethics and develop critical perspectives on the issues not only in professional lives, but when facing day to day ethical dilemmas. The role of ethics in accounting profession is to promote adherence to the code of conduct and in such way establish public trust. However, when it comes to speaking about every day life and academics, adherence to the 4 IMA ethical standards, competence, integrity, objectivity, and confidentiality is an important step to quality and unbiased education with equal opportunities. Accounting principle of competence intends to promote quality and thoroughness of information presented to the stakeholders. The principle of competence can also be united with independence as a way to ensure that an accountant is an expert and a professional acting out of own individual judgments. It should be further noted, that this principle is one of the basics in the system of education, as students are on their way to professionalism and must strike for competence in order to receive quality education and become professionals. Even though team work is an important part of academic experience to promote communicative and leadership skills, it is important to have own independent opinion one can rely on and stand up for. It is important not only to have a quality theoretical base, but also to form own independent opinion about issues to become an independent individual, who leads and is not led. Adherence to the principle of competence followed by independence allows me to develop own professional qualities, know well the material and still be able to stand up for own opinion, as I know that I am acting ethically and my opinion is based on relevant information. While many believe that integrity and individual ethics are formed in early childhood experience, education still conveys a perspective and is essentially based on this principle. Integrity requires both looking beyond own self interest and strong adherence to the principle on which the decision is based. It is important to understand own role in the system of education and take responsibility for own choices and actions. Being a member of an academic community, a student must realize that reputation of organization is dependent on his actions and his performance. When it comes to speaking about direct practice, the principle sustains trust of students in quality education with equal opportunities where there is no place for cheating. As such, if an individual cheats acting out of own self interest and ignoring the rules, he or she undermines the principle of trust on which the academic community is based. Adherence to the principle of each and every student allows sustaining confidence and belief that I am treated equally and at the same time provide opportunities for professional development in the future. Thursday, October 25th, 2007

By [http://ezinearticles.com/?expert=Adam_Jaylin]Adam Jaylin If you are looking for an upgraded version of the Nokia N70, then Nokia N73 is the phone for you. Many people consider it as a competitor to the Sony Ericsson K7901 and K800i handsets. In the Nokia N73, theres a large 2.4″ 240 x 320 pixel display and includes a 3.2 megapixel camera with Carl Zeiss optics. Apart from this, it also has stereo speakers, expandable memory using miniSD cards, an FM radio and Bluetooth connectivity. If you consider it with N70 in terms of size and weight, then you would find that N73 weighs less and is much thinner as well. The size of N73 is 110×49x19mm and it weighs116 grams. It is considered to be one of the lightest smart phones available in the market. The conventional boxy design is very much similar to the Nokia N70 mobile phone and same is the case with the keypad. It also includes Symbian S60 3rd edition operating system, e-mail client, a multimedia player, and a web browser. You can even upload the pictures directly to Fleck from your mobile set. The talk time in [http://www.ukonlinemarket.co.uk/mobile/Phone_Deal.asp?Ph=Nokia--N73]Nokia N73 is 4 hours and standby time is of 15 days, which is a little bit better than N70. The N73 has a cramped layout, similar to the N70 and it doesnt support stereo Bluetooth as well. There are 3 colour schemes available with this mobile phone set. The first one is with silver grey/deep plum, then the frost white/mocha brown and the last one is with frost white/metallic red. Suit the colour combination that suits your personality. Copper Sheet Buying Guide

Wednesday, October 24th, 2007

By Daniel Kitts We are going to cover some rather technical terms like: alloy, temper, hardness, gauge and finish. Please stick with me through this brief article and you will really know what kind of copper you need for your application. Alloy. Copper sheet, foil, bar, rod and tube is available in many different alloys. These different alloys give certain physical properties to copper it doesnt usually have, but those new properties often bring new limitations as well. What makes the alloy discussion a little easier is that 99% of the copper sold in the United States is represented by the three alloys listed below. Most of the copper sold today in the United States is alloy C11000, also known as Electrolytic-Tough-Pitch. Plain and simply, C11000 is 99.9% pure copper. It is an excellent electrical conductor, makes a fine looking kick plate on your front door, does a great job as a back splash in your kitchen, makes a very classy looking rain gutter and adorns some of the finest looking roofs in the world. Copper used for tube and pipe is usually alloy C12200. You get this alloy by adding a very small amount of phosphorus to pure copper. This makes the copper easier to weld and braze. Unfortunately, it also makes the copper considerably less conductive. Generally speaking, you rarely see this alloy being used for electrical applications, but if you need to weld or braze, this alloy is your best option. If you are going to turn or machine copper, C14500 is your alloy. If copper is alloyed with a small amount of tellurium it greatly improves the ability of copper to make chips. Pure copper (alloy C11000) tends to be gummy (I apologize for using such a technical term) when machining. This gumminess means you have to slow the machining process down quite a bit. Pure copper is also hard on machine tools, which adds to the expense of machining. C14500 is not quite as conductive as pure copper, but it is relatively close. An interesting fact about copper alloys, if you add a little zinc to the metal - you get brass. Temper. Basically, the Temper of a metal refers to its hardness. The two extremes of Temper are denoted as hard and soft. While the Copper Development Association has installed a numbering convention H01(soft) to H04(hard), most people in the industry simply refer to the degree of hardness. Hey, Ill take some quarter-hard copper sheet, is really all you have to say to your local copper mill* to call out the Temper. So, why does anybody even worry about Temper? To a large degree, the hardness of the metal determines the application. If you were to make a beautiful pot rack out of soft Temper copper bars and chose to hang your grandmothers favorite cast iron frying pan on your new creation, the weight of the frying pan could well deform the rack. Bottom line, if your copper project involves supporting any kind of weight, stick to harder Tempers. On the other hand, if you are interested in making a copper etching or simply forming the copper by hand, you would be much better off with a softer Temper. Softer Tempers are also easier to cut as well. For decorative and craft applications that do not require supporting much weight, soft Temper should be your choice. One final point about Temper, because of the end use of the product, copper bar is generally available only in the harder Tempers and copper sheet in softer Tempers. This has to do with how the two different forms of the metal are used. Gauge, Oz. and Inches. Calling out the gauge of the metal is another way of saying the thickness. It is important to keep in mind that with gauge, the larger the number the thinner the material. 30 gauge copper sheet is much thinner than 16 gauge. To make matters even more confusing, the roofing industry measure copper thickness in ounces per square foot! 16 oz copper sheet is a very common size of roofing copper. Finish. If you have ever walked in the lower level of a fancy department store and happened to see the gorgeous copper pots hanging in the kitchen department, you have seen an unnatural copper finish. Unless copper is treated with a synthetic lacquer, it will not have that deep mirror like finish. Also, if that lacquer finish should ever crack (even a very small one) and air reaches the copper, it will discolor fairly rapidly. Generally, the finish of copper bar and sheet will provide a dull reflection. Occasionally, the metal will also have a slight waviness to it, although it will be very smooth. Over time the metal will darken with exposure to air. The oxygen in the air is actually corroding the metal. Over a number of years a greenish patina will form on the metal. Most people find the character gained by copper through this corrosion process to be quite attractive. As a matter of fact, you can actually purchase copper that has been treated with chemicals which greatly accelerate the corrosion process. If you want that greenish finish on that copper bay window roof right away, not a problem, chemical engineering has provided the product for you. If you would prefer more of a grayish patina, thats available as well. Congratulations, you now know the important factors in specifying copper bar and sheet. Good luck with your project! *I am being sarcastic about your local copper mill. There are only two full line copper mills in the US. If you want to go direct to the source, bring your check book. The minimum order is at least 5,000 lbs. Avoid Common Gardening Errors

Tuesday, October 23rd, 2007

By Katina Mooneyham Gardening errors are common even amongst the prolific gardeners. Once into a certain habit its a bit hard to break that habit. But you can avoid certain common gardening errors with this handy list. Wrong Type of Plant For Your Area There are plants for almost all climates including cooler climates. Some plants are more likely to grow in areas than other plants. Choosing the right plant for your area can be tough. But knowing your areas climate can help. Ask your local agricultural department for a list of common native plants for your area. You could also ask a local greenhouse or plant nursery for a list too. Planting Too Early Sometimes in early spring, the weather might turn warm. This gives gardeners a sense of hope for the start of the gardening season. But this sense of hope can lead to disaster. Some plants do tolerate some cooler weather but some, such as vegetables and some flowers do not tolerate the cooler weather. The cooler weather can severerly limit production and may even outright kill the plant. Be careful and know what your gardening zone is. Know the last frost and freeze dates of your area. Most departments of agriculture and local greenhouses know these dates and would be more than happy to relay this information on to you if you ask. Watering: Too Much or Too Little Watering is a very important chore in the garden. Plants need the water to survive. Too little water and the garden wont grow. For most plants, you need about an inch of water a week. Some plants need more, some need less. Usually vegetables need a little more once they start setting fruit. A trick to find out if you need to water the garden is stick your finger about two inches into the soil. If it it damp, then you wont have to water. If it is dry, then the garden probably needs water. Plants need water for survival. But too much water is just as problematic. The water causes the plants to droop. It can also cause germination problems. The seeds might not grow, or they will grow severely weak stems. Too Much Fertilizer Some gardeners get zealous when they begin to fertilize plants. They put too much fertilizer on plants and that can cause problems with growth especially with vegetables. Most vegetables that have too much fertilizer wont produce more fruit and produce. They will produce less produce and more foliage. Read the fertilizer instructions very carefully and do some research on whether the plant you are growing actually needs an extra fertilizer. Not Enough Sun Light is a very important ingredient in the plants survival. It needs light to make and process the plants food. Too little light and the plant cant produce enough food and thus will die. Some plants need a full eight hours of sun to have a healthy production. But some plants will tolerate shade. But even most shade tolerant plants need some sort of sun. Spacing Spacing problems occur often in gardens. Most of the problems are with too little space between plants. Disease and pests are the main problems with spacing plants too close. Follow the proper spacing guides usually given on the seed packages or plant packages. These are generally carefully researched. Following them can lead to a better, healthier garden. If you want to space plants closer, try a raised bed garden. A raised bed garden is a garden bed that is raised above the ground. It is much like a container on the ground. With a raised bed garden, you have much more control over weeds, control of pests and control the type of soil that you put into the garden. You can usually plant closer in the raised bed garden because of these controls you have over this type of bed. Mistakes Can Be Corrected Most garden mistakes can be corrected. Just be aware of the common mistakes and you can avoid later headaches and heartaches in your garden. Avoiding these mistakes in the first place can give you a healthier and faster producing garden. Dating Struggles Of People Who Stammer

Sunday, October 21st, 2007

By Steve Hill Forming relationships with members of the opposite sex is hard enough for many fluent people. Just think for a few moments about how difficult it is for people who suffer with the speech impediment known as stammering to have the confidence to form a long lasting relationship with a man/woman. I am Stephen Hill and I had a stammer up until the age of twenty-two, at this point I managed to overcome the problem after a lot of hard work. Stammering badly affected my confidence and self-esteem. For many years I wondered if I would ever meet a girl who would be willing to be my girlfriend. I used to think in a very negative way and would often ask myself questions such as, why would any girl want to go out with me? What kind of girl is going to want to date somebody who has a lack of confidence and a stammer? At the age of sixteen I started going out with my friends to pubs and clubs. My friends seemed to find it quite easy to form relationships with girls where as I did not have any confidence in my ability to talk to them. I used to think things like: If I meet a girl I will have to buy her a drink. No problem you might think, however I found it very hard to order drinks at the bar. If I meet a girl I will be expected to phone her at least once a day. The phone was my worst area of speech and something I only used if I had to. If I meet a girl I will have to meet her friends and family. I used to dread meeting new people as they always seemed to ask so many direct questions such as where do you work? I wanted to have a shirt printed with all of the answers to the most popular questions as I would normally stammer under the pressure. It would be so much easier just to point to the answer or to say number one for example. I met my first ever girlfriend when I was eighteen, what a stud! I have to say she was superb and did not seem to care that I had a stammer. She was even happy to order my drinks and food for me and was basically a very nice girl. For whatever reason I did not believe that I was good enough for her and constantly worried that she would dump me. As you can see I was a very positive person. How would I cope if she left me? How long would it take me to meet somebody else who would be willing to date somebody with a stammer? This girl did leave me but I did date her for fourteen months. I did cope despite my reservations and was surprised to find that most girls/women that I met after this did not care that I had a stammer. I still found the whole dating process very difficult especially at the outset.
